2021 was a Record Breaking Year for Malta’s Real Estate Market

In 2021, Malta’s real estate market boomed way beyond previous records with no less than 14,319 final deeds of sale signed, amounting to €3.1 billion. That is €1 billion more than in the previous year and €550 million higher than in 2018, when the previously highest record was set.

This data emerges from an official Malta National Statistics Office report published on 14th January that looks at the results of Q4 2021 in some detail, compares them to previous quarters, and looks at overall market performance throughout the whole year 2021. In the fourth quarter of the year, 3,877 final deeds of sale were registered, an annual increase of 23.1%. The value of the deeds registered during this period rose by 35.0% over the same quarter of
the previous year and amounted to €839.8 million.

In December 2021, the number of final deeds of sale relating to residential property amounted to 1,390, a 22.6% increase when compared to those registered the previous year. The value of these deeds reached €304.2 million, which is 25.3% higher than the corresponding value recorded in December 2020.

In December, 1,281, or 92.2% of the final deeds of sale signed, involved individual buyers (households), with companies accounting for virtually all of the remainder. The value of the deeds involving individual buyers amounted to €261.7 million, equivalent to 86.0% of the total value.

The largest numbers of promise of sale agreements corresponded to residential properties situated in the two regions of Għawdex, and Il-Mellieħa and San Pawl Il-Baħar, totalling 645 and 566 respectively. The lowest numbers were noted in respect of properties located in the region of Il-Birgu, L-Isla, Bormla and Il-Kalkara, and the region of L-Imdina, Ħad- Dingli, Ir-Rabat, L-Imtarfa and L-Imġarr. The first-mentioned region accounted for 80 agreements and the second for 154 agreeements. The region of Il-Birgu, L-Isla, Bormla and Il-Kalkara saw the highest annual increase in promise of sale agreements, with a 105.1% rise. The second highest increase was noted in the region of Valletta, Floriana, Il-Marsa, Il-Ħamrun, Tal-Pietà and Santa Venera, a 70.6% rise when compared to the previous year. On the other hand, the lowest annual increases were observed in the two regions of Il-Mosta and In-Naxxar, and Għawdex, which recorded increases of 3.3% and 16.6% respectively.
